Land management in logistics centre and data centre development projects

MediTerra advises both national and multinational companies in the logistics and data centre sector throughout Spain.

In a project in the Community of Madrid, MediTerra advised a multinational company from an environmental perspective on an urban development project, taking into account that the site had been used for an activity with a potential for soil contamination (APC) according to RD 9/2005, which was also an activity with an integrated environmental authorisation (AAI).

MediTerra carried out an Environmental Site Assessment (ESA) with the aim of identifying environmental conditions that could affect soil quality prior to the purchase of the site.

Based on the observations made in Phase I, MediTerra carried out a Phase II that included an investigation of the soil and groundwater and, based on the analytical results detected, MediTerra designed a specific Excavation Plan that included in detail the selective excavation of the soil depending on its condition and the removal of two 50 m3 underground tanks in accordance with RD 1416/2006. The entire excavation phase of the affected areas was carried out with an Environmental Site Management Plan (DAO), including the control of external waste management and sampling of the remaining soil.

All reports drafted by MediTerra under the ISO 17020 standard have been submitted to the Autonomous Community of Madrid, and a favourable resolution has been obtained, confirming compliance with the submission of the soil status report for the establishment of an activity other than those considered potentially polluting. 

 

Challenge: 
With the results of the investigations and removal of the affected land in accordance with waste management regulations, a favourable resolution has been obtained from the CAM and a site suitable for future use has been secured.
